Real estate brokers today have the opportunity to work for a wide variety of firms with a wide variety of business models. The traditional model is that of the big brand firms. These firms require large annual payments from their agents for the use of the brand name. This charge is necessary to cover their high costs in brick and mortar offices and franchise fees. Most large firms are franchised. In this business model, each office in each neighborhood is in reality a separate company under separate management. Additional fees are also common, including desk fees, per transaction fees, and insurance fees. It adds up.
On the other end of the spectrum are the discount firms which simply charge each agent a flat fee – typically a per transaction charge. These firms may or may not provide any support to the agent. A newer model is that of the agent employee, where each agent receives a salary rather than an unlimited commission.
